Landlords have you got your EPC? Don't get fined £200!

Energy Performance Certificates (EPCs) detailing the energy efficiency of a property become compulsory on rented property from 1st October . An EPC is currently valid for 10 years and can be reused as many times as required within that period.

Landlords do not have to commission a new EPC each time a new tenancy starts but they are required to give a copy of the latest EPC to new tenants.

The bad news
Any landlords renting out a property must provide prospective tenants with one of these EPCs or face a fine of £200 and be unable to market or rent out their property.

 
Tenant Demand at All Time High

A recent ARLA survey has found that Tenant Demand in the Private sector is at an All Time High. This news is reflected in the fact that Leonards have more Tenants than properties available to rent. This is echoed through out London and the South East by other Letting Agents. This has all resulted in a slight increase to Rental amounts achieved and void periods remaining very low. With the Sales market slowing and more immigration etc these figures should continue to benefit the Lettings Market.
 
Tenancy Deposit Scheme

IMPORTANT INFORMATION FOR ALL LANDLORDS - The Tenancy Deposit Scheme will come into action on the 6th April 07. After this date all Security deposits taken on properties MUST be passed on to a Tenancy Deposit Protection Scheme. At the end of the Tenancy they will judge any deductions from the Deposit and pay out within 10days.
